Carol Gaoyan Li

As of Counsel, Carol focuses her practice on real property law and business structures for property investment. She guides landlords and investors on a comprehensive basis to help keep their investments profitable and out of court.

During law school, Carol externed for the Fulton County Child Attorney Office in Atlanta, Georgia and the Atlanta Legal Aid Society. She has clerked at Superior Court of the People’s Republic of China, and interned at top national law firms in Shanghai, focusing on international business transactions. She has built a rich and broad professional network to support her work and her clients.  

Carol’s practice includes the following matters:

• Eviction (unlawful detainer cases)
• Title issues (title transfer, change of ownership)
• Lien issues (lien filing, dispute)
• Converting investment properties to LLC (including LLC filing)
• Commercial/Residential Lease draft, review. 
• Foreclosure Defense/Loan Modification
• Off market property transaction negotiation/contract drafting

Carol believes in giving back to the community and has volunteered with the Snohomish County Housing Justice Project, Unemployment Law Project and KCBA criminal record project. 

As a serious dog lover, Carol adopted three dogs in the past 3 years- their names are Finkle (red miniature pinscher), Jax(Jack russell terrier mix) and Bailee (retriever mix) and Carol’s favorite thing activities outside of the law is to hike and play with her dogs.
